Rivers Edge
Rivers Edge is a refreshing development located in Liberty, Utah just over the border to Eden. It is within 2 miles to downtown Eden actually and located just off River Drive. The subdivision is nestled off the road with an access road lined with new trees and landscaping opening up to open space with a pond and waterfall as the entrance to the community. The east property line is the North Fork River that runs only seasonally but still provides privacy and wonderful back drop to this Utah development.
Presently there are no homes built in the subdivision but there have been 5 lots sold with 14 still available. These Ogden Valley home sites range from 3/4 up to an acre and all have open space on at least one side. The property is flat and is not located in the FEMA flood plain. Basements are not suggested beyond about four feet in depth (so you would build your house out of the ground about six feet and have stairs into the front and build landscaping up to the home).
As with other developments in the Ogden Valley, an on-site sewer system is required, but all home sites have a passed percolation test and are ready to build. Water is stubbed to the lot line along with power, gas and phone. The developer is stable and has no debt on the project. These Utah lots sold as high as $225,000 in the past but have dropped substantially to match the market to $89,900. Traditionally this developer has been extremely easy to work with.
There are CC&Rs within the project and it promotes green living allowing for solar panels and small individual home windmills. This is a great progressive project and a value price even in a down market. There is no minimum home size and no HOA dues at this time in Rivers Edge.
