The Reserve at Crimson Ridge
Crimson Ridge is one of Eden, Utah's best buys combining views, location, and amenities. Located across from the Eden Yacht Club on the west banks of Pineview Reservoir, it boasts some of the most fabulous views of the lake from private tree covered lots (hence the name, in reference to the fall leaves covering the development). Most lots are an acre and all but 2 lots have views of the reservoir. The development is located equally between Snowbasin and Powder Mountain ski areas. Homes constructed in this Eden subdivision are all valued over 1 million. Home sites have been selling in the low 200’s through 2009 but sales were as high as $450,000 prior to the recession. In light of the market, this has remained the best selling subdivision in the Ogden Valley with 3 lot sales all over $200,000 in 2009. The Reserve at Crimson Ridge includes a clubhouse with a fitness center, pool, hot tub, trail system and privacy gates at both entrances to Phase 1. The subdivision is presently bank owned but the bank has held the values. The entire subdivision , including 19 finished lots and 35 unimproved lots are available in bulk, in full or part. They are selling individual lots as well, so it is business as usual. Phase 1 consisted of 41 lots with 19 remaining. The development is on the Pineview West water system and has its own private Orenco sewer system. Each home has to purchase a tank and then attach to the master system. Water shares are $5500 and sewer connections are included at this time. It has natural gas, phone, and power. Crimson Ridge does have somewhat rigorous CC&Rs and Design Guidelines but this is likely why the subdivision has continued success in this market. HOA fees are presently at $85 per month but are likely to increase. Currently, two homes are completed in this Utah community and two more are under construction to be completed in 2010.
