Crimson Ridge, Eden Utah

The stunning Crimson Ridge is one of Eden, Utah's best buys combining views, location, and amenities. Located across from the Eden Yacht Club on the west banks of Pineview Reservoir, it boasts some of the most fabulous views of the lake from private tree covered lots (hence the name, in reference to the fall leaves covering the development).

Most lots are an acre and all but 2 lots have views of the reservoir. The development is located equally between Snowbasin and Powder Mountain ski areas. Homes constructed in this Eden subdivision are all valued over 1 million.

Home sites have been selling from $165,000 to $175,000 through 2011 but sales were as high as $450,000 prior to the recession. In light of the market, this has remained the best selling subdivision in the Ogden Valley with 3 lot sales all in the last six months.

The Reserve at Crimson Ridge includes a clubhouse with a fitness center, pool, hot tub, trail system and privacy gates at both entrances to Phase 1. The subdivision has been sold to a new developer committed to continuing to invest in the development.  Individual lots are available for sale by the developer and a handful of resales. Phase 1 consisted of 41 lots with only 15 remaining. Other than failure of the developer only one lot has been foreclosed on.  There is an additional 132 acres intended for Phase 2 of the project but with market conditions the developer feels this will be several years out.

The development is on the Pineview West water system and has its own private Orenco sewer system. Each home has to purchase a tank and then attach to the master system. Water connection fees are $5500 and sewer connections are included at this time. It has natural gas, phone, and power. Crimson Ridge does have somewhat rigorous CC&--amp--;Rs this is likely why the subdivision has continued success in this market. HOA fees are presently at $250 per month in order to build cash reserves. Presently, four homes are completed in this Utah real estate community.
