Ogden Valley's Rivers Edge development is a refreshing subdivision located in Liberty, Utah.  Situated just over the border to Eden (Liberty and Eden share the same zipcode) it offers privacy and convenience.  Within 2 miles to downtown Eden, Utah located just off River Drive and only minutes to Wolf Mountain ski area.  The subdivision is nestled off the road with an tree lined entrance opening up to open space with a pond and waterfall as a welcome to the community. 

The east property line is the North Fork River that runs only seasonally but still provides privacy and wonderful back drop to this Eden, Utah development.

Presently there are no homes built in the subdivision but there have been 5 lots sold with 14 still available.  These Ogden Valley home sites range from 3/4 up to an acre and all have open space on at least one side.  The property is flat and is not located in the FEMA flood plain.  Basements are not suggested beyond about four feet in depth (so you would build your house out of the ground about six feet and have stairs into the front and build landscaping up to the home).

As with other developments in the Ogden Valley, an on-site sewer system is required, but all home sites have a passed percolation test and are ready to build.  Water is stubbed to the lot line along with power, gas and phone.  The developer is stable and has no debt on the project.  These Utah lots sold as high as $225,000 in the past but have dropped substantially to match the market to $89,900.  Traditionally this developer has been extremely easy to work with and is offering seller financing.  Contact Mountain Real Estate Companies for full details.
