In 2018 Ogden Valley property values remained flat. Last year (2018) the market concluded with a median home value of $475,000, a minimal increase of 1% from 2017. This is a leveling off from 9-11% consistent annual growth since 2014. The total number of homes sold remained constant with 128 homes sold versus 127 in the prior year.

Condo sales tell a different story. In review of the previous 3 years the median sales price has been erratic. In 2016 values dropped 34% and then increased 34% in 2017 with a 10% increase in 2018 and median value of $212,000. Interestingly, this value is still below 2014’s $222,539. The volume of homes sales in Plain City was down in 2018 compared to 2017. There were 108 homes sold in 2018 compared to 117 in 2017. This was a 7% decrease in volume; however, there was a 7% increase in the median home price. The median price of homes sold in 2018 was $346,750 compared to $321,225. The growth in price is still continuing from 2015 which was at $221,000.

Residential Lots

The value of land in Plain City increased significantly in 2018. The median sales price increased from $84,900 in 2017 to $155,000 in 2018. This was an 82% increase. The quantity of land sold was stagnant with 8 sales in 2018, just one less sale than 2017.

In 2018 the Ogden market for single family homes continued to rise reflecting a strong market with median sold prices up over 11% with the median sold price even at $200,000. The number of homes sold in 2018 remained fairly close to the number the previous year with 1,434 homes sold, a growth of only one percent. Having said that, the average time homes stay on the market dropped to 13 days, or 7.14% from the previous year. This has been a steady increase since 2014 wherein the rate of home prices has risen approximately 11% each year.

The townhome market showed the most growth of all types in terms of median sold price, posting a

In Farr West, the total number of homes sold in 2018 was down 11% from the prior year. Only 93 homes sold compared to 105 in 2017. On a slightly more positive side, the median sales price in 2018 increased marginally with a 3% incline from the prior year. The median sales price in 2018 was $360,000, compared to $349,150 in 2017. This 3% increase may be signs of leveling in the market price. A 3% growth in sales price is lower than the sales price growth in 2016 and 2017 both years showed an increase around 10%.
