Eagle Ridge saw four home sales in 2025 compared to one in 2024. In 2025, home prices ranged from $1,315,000 to $2,350,000, with a median sale price of $2,075,000. Average days on market was roughly 25 days, down from 2024. Homes sold at an estimated 97% of original list price.

Land activity cooled in 2025. Three lots closed between $285,000 and $305,000, averaging 84 days on market. In 2024, four lots closed between $290,000 and $345,000, with an average of 162 days on market.

Entering 2026, Eagle Ridge has five active home listings and no actively marketed build lots, placing effective months of supply for completed homes near nine months. Supply remains constrained relative to buyer interest, particularly for newer construction.

Neighborhood Build-Out and Demand

Eagle Ridge is nearing later stages of build-out, with fewer vacant lots available. Buyer activity in 2025 skewed toward well-capitalized purchasers, with a high proportion of cash or strong conventional financing. Newer and higher-quality homes captured attention faster, while land buyers remained patient and price-aware.

Ogden Valley Market Context

2025 posted slightly firmer pricing with more activity than 2024. Median $/SF rose from $352 to $356. Closed sales increased from 117 to 138, while new listings inched up from 230 to 236 and average days on market moved from 57 to 68. Median sold price eased from $1,140,000 to $1,111,000, driven more by the mix of homes sold than broad price softening.

2026 Predictions

The National Association of Realtors projects improved housing activity in 2026, with existing home sales rising about 14% and new construction up ~3%. Median home prices are forecast to increase ~4%, while mortgage rates are expected to hover near 6%. This outlook generally aligns with our valley, where limited inventory continues to support pricing despite selective buyers.
