The Feel: More Ski, Less Noise
Powder Mountain continues to redefine Utah’s luxury ski real estate by building infrastructure without losing the hush that makes it special. Instead of chasing maximum vertical, the master plan emphasizes flow, sunlight, panoramic views, and low-density ski days that feel — personal and uncrowded. It’s private-side skiing, elevated.
Arc Lodge
Earthwork is underway on the Arc Lodge — the future hub for après, dining, and member gatherings at Powder Haven. Terraced decks and a pool will angle perfectly toward Ogden Valley views, while ski-ways flow over and under the lodge precinct to maintain smooth skier traffic.
Target opening: 2027–28 Expect fine-dining venues, spa amenities, and sunset decks overlooking Pineview Reservoir.
Shelter Hill
Shelter Hill is emerging as the central spine of Powder Mountain’s private-side buildout, where infrastructure and design are coming together to create a seamless mountain living experience. Roads and utilities are already well underway, with the three-layer paving base now complete and final surfacing scheduled for spring 2026. Hydrants and laterals have been installed, setting the groundwork for the community’s first residents. At the heart of it all is the Half Pint Lift—a pragmatic, mostly horizontal connector that functions as the "daily driver" for homeowners, providing effortless ski-in/ski-out access between chalets and the main terrain.
The Shelter Hill Chalets, soon to open for reservation, feature two thoughtful footprints of approximately 3,200 and 5,500 square feet on one-acre homesites positioned near the top of the Half Pint alignment.
Three Shelter Hill buying paths:
1—Ready: Move-in packages with curated light/dark finishes.
2—Curated: Architect-guided design process using Powder’s modern alpine palette.
3—Custom: Your own team, within the architectural guidelines that preserve Powder’s design language.
HOAs: Master ~ $8,000/yr + neighborhood dues (2% transfer for agents use).
Prado
Phase I introduces ~34 homesites (1–4 acres), now staked for winter 2025/26 site tours. The release is planned for spring 2026, ski-access completion via Half Pint and Village lift.
Lots along the ridge command premiums for unobstructed views of Pineview Reservoir and Snowbasin Resort, positioning Prado as the next signature Powder Mountain neighborhood for estate-scale homes.

Summer Rebooted
Powder Mountain’s vision for an all-season lifestyle is expanding, with new trail networks designed to make summer on the mountain as inspiring as winter.
In that same spirit, the Powder Art Foundation adds a cultural layer to the outdoor experience by activating the landscape with immersive, site-responsive art—inviting visitors to encounter creativity through movement, exploration, and time in wild nature. The Foundation commissions and maintains installations across Powder Mountain’s alpine terrain, creating a multi-season collection that turns a hike, ride, or trail day into something more reflective and memorable. Together, the mountain’s recreation-forward growth and the Foundation’s mission reinforce a year-round lifestyle where adventure, art, and stewardship meet in one place.
The Not-Glamorous (But Crucial) Bits
Behind the scenes, Powder Mountain continues to strengthen the infrastructure that makes its private community both resilient and sustainable. Water systems are already in place, with Powder’s utility and additional water rights secured to support long-term growth. Home releases will roll out in measured phases—approximately 40 to 60 per year—to align with capacity and preserve reliability across the mountain.
In terms of power and resilience, owners are encouraged to plan for whole-home generators and consider solar integration where feasible, ensuring off-grid readiness and year-round energy stability at high elevation. On the operations side, maintenance and fire services are also being expanded. A new maintenance facility near Timberline is now operational.
Memberships
- Private Membership: Powder Mountain currently has around 200 private members, with a cap of 650 to preserve low-density skiing, exclusive lift access, and the sense of quiet that defines the private side of the resort. This deliberate limit ensures that even as new neighborhoods come online, the mountain experience remains spacious, personal, and uncrowded.
3 Ways To Be Early (Without Camping in the Parking Lot)
1—Reservation: $150,000 fully refundable.
2—Priority: Wire timestamp locks your place in sequence.
3—Process: When plats record, you’ll be notified to select; one deferral allowed.*
This ensures early buyers have first choice of Powder Mountain Chalets and Prado lots as ski-access finalizes.
