Single Family Homes

Median home values increased by 20.63% from $945,000 in 2023 to $1,140,000 in 2024, while the asking price rose 4.0% from $1,250,000 to $1,299,450, making the asking price 13.97% higher than the median home value. Solds increased from 103 in 2023 to 118 in 2024, a rise of 14.56%. Inventory expanded significantly, with a 16.16% rise in new listings, and the days on market slightly decreased by 1.75%.


Land

Median land values slightly decreased by 0.63% from $311,974 in 2023 to $310,000 in 2024, while the asking price dropped 0.69% from $399,000 to $396,250, keeping the asking price 27.84% higher than the median land value. Solds experienced a slight decline from 104 in 2023 to 102 in 2024, a decrease of 1.92%. Inventory contracted notably, with a 19.57% reduction in new listings, and the days on market improved by 14.63%, dropping from 82 days to 70 days.

Townhomes

Median townhome values increased significantly by 20.81% from $745,000 in 2023 to $900,000 in 2024, while the asking price rose sharply by 31.36% from $699,900 to $919,500, making the asking price 2.17% higher than the median home value. Solds decreased from 13 in 2023 to 11 in 2024, a drop of 15.38%. Inventory tightened, with new listings falling by 41.18%, and the days on market improved dramatically, dropping by 71.67% from 60 days to 17 days.


Condos

Median condo values increased by 15.83% from $470,000 in 2023 to $544,425 in 2024, while the asking price decreased slightly by 1.89% from $560,000 to $549,450, making the asking price 0.92% higher than the median condo value. Solds increased significantly from 34 in 2023 to 44 in 2024, a rise of 29.41%. Inventory expanded, with new listings growing by 12.82%, while the days on market increased slightly by 13.64%, from 44 days to 50 days.


The 2024 Ogden Valley real estate market paints a dynamic picture, showcasing growth and shifts across Single Family Homes, Land, Townhomes, and Condos in Huntsville, Eden, and Liberty, UT. Single Family Homes led the charge with a notable 20.63% increase in median price, accompanied by rising sales and expanding inventory. Land values remained steady, with improvements in days on market but contracting inventory. Townhomes experienced a sharp 20.81% rise in value, though sales decreased, and inventory tightened significantly. Meanwhile, Condos saw a strong 15.83% increase in median value, with robust sales and inventory growth.
