The 2025 real estate market numbers for Ogden Valley are in. Huntsville, Eden, and Liberty, UT's market is balanced.

In this annual update, I’m breaking down key data points for Single Family Homes, Land, Townhomes, and Condos across the past several years, with a focus on how 2025 compares to 2024. We’ll look at days on market, number of solds, new listings, median asking prices, and median sold prices to show where momentum increased, where it softened, and what that means for today’s buyers and sellers.

Single Family Homes

Median home values decreased by 2.54% from $1,140,000 in 2024 to $1,111,000 in 2025, while the asking price rose 7.73% from $1,299,450 to $1,399,950, making the asking price 26.01% higher than the median home value. Solds increased from 117 in 2024 to 138 in 2025, a rise of 17.95%. Inventory nudged up with a 2.61% increase in new listings, and days on market increased 19.30% from 57 to 68.


Land

Median land values decreased by 4.19% from $310,000 in 2024 to $297,000 in 2025, while the asking price increased 10.62% from $395,000 to $436,950, keeping the asking price 47.12% higher than the median land value. Solds rose from 102 in 2024 to 123 in 2025, an increase of 20.59%. Inventory tightened slightly with a 3.96% reduction in new listings, and days on market improved modestly, dropping 2.86% from 70 days to 68 days.

Townhomes

Median townhome values decreased by 3.44% from $900,000 in 2024 to $869,000 in 2025, while the asking price rose 15.23% from $919,500 to $1,059,500, making the asking price 21.92% higher than the median townhome value. Solds held steady at 11 in both years (0.00% change). Inventory expanded sharply, with new listings up 160.00%, while days on market shifted dramatically higher, increasing 600.00% from 17 days to 119 days.


Condos

Median condo values increased by 0.84% from $544,425 in 2024 to $549,000 in 2025, while the asking price rose 13.75% from $549,450 to $625,000, making the asking price 13.84% higher than the median condo value. Solds fell from 44 in 2024 to 30 in 2025, a decrease of 31.82%. Inventory expanded significantly, with new listings up 65.91%, and days on market increased 52.00%, from 50 days to 76 days.


The 2025 Ogden Valley real estate market highlights meaningful shifts across Single Family Homes, Land, Townhomes, and Condos in Huntsville, Eden, and Liberty, UT. Single Family Homes saw stronger sales and higher asking prices, even as median sold prices softened and days on market climbed. Land posted more sales but lower median sold prices, with a slight improvement in days on market and a small dip in new listings. Townhomes experienced a big jump in inventory and a major slowdown in market pace, with prices slightly lower and sales flat.
