I’m no skier. I have skied, did a gainer off of Corbet’s Couloir once, but the boots… I just can’t. Still, I’m going to try to make this market update fun with a little ski terminology, so bear with me while we pizza and French fry our way through it!

The 2025 real estate market numbers for Ogden Valley are in, and across Huntsville, Eden, and Liberty, UT, the market is skiing a pretty balanced run—not a full-send powder day, not Cascade Concrete, just solid groomers.

In this annual update, I’m carving through the key stats for Single Family Homes, Land, Townhomes, and Condos across the past several years, with a focus on how 2025 compares to 2024. We’ll track the market’s “trail report” using days on market, number of solds, new listings, median asking prices, and median sold prices—so you can quickly see where momentum picked up, where it hit moguls, and what that means for buyers and sellers right now.

Single Family Homes

This segment skied a stronger volume run, but with a few late-day bumps in pace and pricing.

  • Median home values decreased 2.54% from $1,140,000 (2024) to $1,111,000 (2025).
  • Median asking price rose 7.73% from $1,299,450 to $1,399,950—putting asking 26.01% higher than the median sold value.
  • Solds increased from 117 to 138 (+17.95%).
  • New listings ticked up 2.61% (inventory nudged higher).
  • Days on market increased 19.30% from 57 to 68 (more time in the lift line).


Land

Land was a steady groomer—more transactions, slightly softer values, and a small improvement in pace.

  • Median land values decreased 4.19% from $310,000 (2024) to $297,000 (2025).
  • Median asking price increased 10.62% from $395,000 to $436,950. 47.12% higher than the median sold value.
  • Solds rose from 102 to 123 (+20.59%).
  • New listings decreased 3.96% (inventory tightened slightly).
  • Days on market improved modestly, dropping 2.86% from 70 to 68 (a slightly quicker glide).

Townhomes

This was the mogul field of the report: inventory surged, pace slowed hard, and the numbers got steep.

  • Median townhome values decreased 3.44% from $900,000 (2024) to $869,000 (2025).
  • Median asking price rose 15.23% from $919,500 to $1,059,500—making asking 21.92% higher than the median sold value.
  • Solds held at 11 both years (0.00% change).
  • New listings jumped 160.00% (a major inventory expansion).
  • Days on market increased 600.00% from 17 to 119 (lift maintenance).


Condos

Condos skied a mixed-condition day: values stayed basically flat, but inventory rose and absorption slowed.

  • Median condo values increased 0.84% from $544,425 (2024) to $549,000 (2025).
  • Median asking price rose 13.75% from $549,450 to $625,000—making asking 13.84% higher than the median sold value.
  • Solds fell from 44 to 30 (-31.82%).
  • New listings increased 65.91% (inventory expanded significantly).
  • Days on market increased 52.00% from 50 to 76 (crowded slopes).


The takeaway

The 2025 Ogden Valley market showed clear shifts across property types in Huntsville, Eden, and Liberty:

  • Single Family Homes: more sales and higher asks, but slightly softer sold prices and longer market time.
  • Land: more sales, lower median sold prices, slightly faster market time, and a small dip in new listings.
  • Townhomes: a sharp inventory jump and a major slowdown in pace, with slightly lower prices and flat sales.
  • Condos: inventory expanded while sales slowed and days on market rose, with median value essentially flat year-over-year.
